Once the price has been determined, there are little things you can do to stage your home to attract buyers and get you the highest possible price. You’d be surprised by the simple measures you can take to dress up your home to attract more qualified buyers. I'd be happy to give you some ideas on your home, but generally think clean, de-cluttered, attractive curb appeal, neutral paint colors and simple, modern staging - adding artwork with a pop of color, green plants, new shower curtains, sprucing up landscaping with fresh mulch, flowers, and keeping lawn trim all greatly help the overall look and feel of a home. And ensure all lightbulbs are working and bright.
If there is anything in need of repair remember if the buyers don't notice during their initial walkthrough their inspector surely will so it's best to address as many repairs as possible before listing. And keep in mind, per Michigan law any known issues with the home as per the Seller's Disclosure form must be specified.
Simple repairs that can be easily remedied and can impact a buyers first impression could include doors not closing properly or broken handles/locks, cupboards/drawers not smoothly opening/closing or loose hardware, dirty caulking, any flooring/tile/carpet issues, broken windows or missing screens, leaky faucets. Be sure to thoroughly clean all appliances and consider power washing dirty siding or deck if needed and clean dirty windows. If it's something that bothers you, it will most likely also bother the buyer. Eliminate any strong smells and avoid strong air fresheners as buyers may not like the particular fragrance and could feel it's being used to cover another smell.
Great photos are VERY important with a complete, professional listing. And in today's time it is also very helpful having a 3-D tour or video included with your listing. Remember to clean the windows and floors well before photos!
Plan to market your home in as many ways as possible including the MLS, social media, mail postcards, various websites such as Zillow, Trulia, Realtor.com and many more. Also make a plan as to which day of the week would work best to list your home (contact me if you'd like some suggestions). With the proper marketing and timing of your listing and open houses you'll maximize the number of buyers and offers coming in.
Be sure to have a plan for handling multiple offers, high volume of buyer showings, what terms are most important to you, understanding appraisal guarantees and escalation clauses, what the home could appraise for and have all necessary documents ready.
